Netrality Data Centers is a growing private-equity backed owner-operator of strategic interconnection properties. Currently located in five metropolitan markets, Netrality continues to acquire strategic network interconnection data centers and develop Meet Me Rooms within those properties to offer the most robust and reliable direct network interconnections in the market.

 

Who We Need

To support Netrality's continued growth, we seek an Analyst to play an integral part in acquisition, divestiture and capital markets activities. The right candidate will support the acquisition team through research, development of financial models, and support of underwriting process as well as due diligence. This position offers the opportunity to work closely with the Leadership, Property Management, and Data Center Operations teams.

 

Netrality is a close-knit team of A-players. This position allows opportunity for the right person to establish efficiencies and best practice enterprise-wide, with the potential for growth within the function over time.

 

Description of Responsibilities

 

  • Develop cash flow financial models using Argus Enterprise and Excel to evaluate refinancing and acquisition opportunities

  • Analyze and research ongoing industry and economic trends to assess existing and potential investments

  • Prepare verbal and written presentations regarding existing and potential investments

  • Prepare performance financial reports across a variety of variables

  • Work with brokers, lenders, equity partners, third party consultants, attorneys, accountants, property managers, directors of business development and engineers to help facilitate a property transaction and ongoing portfolio operations

  • Assist in management of existing property investments including updating financial projections, preparing asset operational reports, formulating lease abstracts, performing market research, completing budgets

  • Research and proactively communicate market trends and patterns to team and adjust asset strategies accordingly

  • Travel to property sites as needed to support due diligence efforts

  • Foster and maintain positive client relationships through clear and transparent communication and reporting

  • Thrive in a face-paced environment, managing competing priorities

  • Be curious and inquisitive about understanding and improving business processes

  • Have a demonstrated track record of accomplishments and promotions in your field

  • Bea team player with the ability to work and communicate across a variety of business units and management levels

  • Develop appropriate Key Performance Indicators to improve performance measurement

  • Provide ad-hoc analytical support and special projects as requested

  • Communicate regularly with management and various business units

 

Position Requirements and Desired Skills

 

  • Bachelors degree required with real estate, economics, accounting, or finance concentration

  • 1+ years of real estate or finance experience and concepts in a dynamic, diverse organization strongly preferred through internships or other professional experience

  • Possess a desire to learn and grow, take initiative and embrace a team working mentality

  • Advanced experience utilizing Argus Enterprise

  • Strong analytical, critical thinking, problem solving and organizational skills

  • Excellent communicator, confidently articulating complex analysis and solutions both orally and written

  • Be a detail-oriented problem solver, working towards meaningful solutions at all times

  • Experience working independently as well as collaboratively; effectively managing priorities while meeting hard deadlines

  • Ability to work cross-functionally with ease

  • Proficient with the Microsoft Office Suite, including advanced Excel skills with the ability to build and interpret comprehensive investment cash flow models

  • Self-motivated, initiative taker with a can-do attitude

  • Highest ethical and professional conduct and integrity

  • Adhere to all guidelines and expectations set forth in company's corporate handbook
