Sculptor Real Estate invests in both opportunistic real estate private equity and real estate credit in the U.S. and Europe. Acquisitions: sources, conducts diligence, analyzes and ultimately purchases investments for the Firm’s real estate portfolios.
Asset Management: oversees assets within the Firm’s portfolios to ensure they are managed effectively and efficiently with the objective of maximizing return.
Role
The Asset Management Analyst will be responsible for supporting the management and oversight of the funds’ various real estate holdings and credit positions, including office, hotel, multifamily, retail, gaming, industrial, land, senior housing, and leisure properties, as well as the funds’ major joint venture relationships throughout the US.
Key Responsibilities
Analysis of real estate investments and business opportunities including:
-Understanding of real estate key drivers of value across multiple sectors and geographies
-Assessment of key risks, probability and potential impact
-Interpretation of detailed financial statements
-Construction of detailed financial underwriting and valuation models
Real Estate valuations through a broad range of methodologies
-Discounted cash flow analysis
-Comparable company and property analysis
Oversee joint ventures in implementing and revising business plans to deliver accretive investment performance to the funds
Develop and monitor asset and project budgets, including forecasting revenues, expenses, debt service, capital expenditures, net income, etc., for fund assets
Coordinate and oversee capital projects to ensure completion on time and on budget
Review and negotiate letters of intent, leases, purchase and sale agreements, loan agreements, and contracts across multiple asset classes
Prepare periodic reviews to benchmark asset performance against initial projections and market changes
Manage on-site property management, leasing and development teams to drive results; participate in value-add idea generation and implementation
Perform on-going management reviews, accounting analyses and market research on an asset-by-asset basis to formulate opinions on market conditions and strategies to optimize asset performance
Report monthly and quarterly updates of each investment and fund roll-ups
Implement dispositions, recapitalizations and refinancings of existing assets and assist with underwriting and due diligence on acquisitions of new investments
Oversee credit investments, monitor performance of underlying real estate, manage relationships with borrowers and work with servicers on monthly loan administration
Qualifications
Internship experience or 1-2 years of relevant work experience as an analyst in a real estate firm or an investment bank or private equity firm, preferably with a focus on real estate investments
A comprehensive understanding of equity and debt structures, including both senior and mezzanine positions
A strong grasp of real estate both from a grass roots perspective through to more complex corporate structures
Strong transactional acumen and sound judgment with regard to assessing the risks and rewards associated with real estate investments
Proven expertise in financial analysis and underwriting of real estate transactions
Excellent academic background
