Job Summary
RPT is looking for an organized, detail-focused candidate with sound knowledge of accounting, financial concepts and shopping center underwriting to support the Investments Team. The ideal candidate must be able to multi-task, work well under deadlines and require minimal direct supervision. The position will interact with many business functions as well as senior management.
Responsibilities
Support the Investments Team in all underwriting, due diligence and closing efforts for acquisition and disposition transactions
Interact with several internal departments and external parties for assigned transactions
Manage and update the investment pipeline.
Maintain group materials relating to market specific information such as target properties, prominent owners and comparable transactions
Acquisitions
Create and modify detailed cash flow underwriting models (including Argus) to value potential acquisitions
Analyze and interpret operating statements and obtain market data from various data sources
Assist in the preparation of investment memos
Oversee due diligence process including cash flow variance analyses, site inspections, lease abstracting, third party reports, document sharing/tracking as well as the estoppel process
Assist in the closing and post-closing processes
Dispositions
Serve as the primary due diligence point of contact for buyer and investment sales team including initial document transmittal and all information requests
Draft, review, and coordinate the estoppel process
Assist in the closing and post-closing processes
Qualifications
Bachelor's Degree in real estate, finance or accounting with strong academic performance
Minimum of 1-4 years of relevant work experience (shopping center related experience is a plus)
Above-average proficiency in Argus and Excel is required
Candidate should be detailed-oriented, with strong financial analysis skills and experience
Strong written and verbal communication skills; candidate should be articulate and comfortable interfacing with professionals at all levels
